Mortgage Possession Overview

The data reveals a sharp uptick in mortgage-related possession actions compared to the same quarter in 2023.

  • Mortgage possession claims went from 4,188 to 6,525 (56% increase)
  • Orders from 2,923 to 4,038 (38% increase)
  • Warrants from 2,345 to 3,118 (33% increase)
  • Repossessions by county court bailiffs from 635 to 861 (36% increase)

While these numbers reflect a post-pandemic recovery in judicial activity, they remain below pre-COVID levels, showcasing the residual impact of measures like the Mortgage Rescue Scheme and proactive lender interventions.

Mortgage Possession Timeliness

Efficiency in mortgage possession processes has markedly improved. The median time from claim to repossession has decreased to 43.9 weeks, a significant reduction from 57.8 weeks in Q3 2023.

This decline aligns with efforts to address backlogs, as courts streamline case handling. Claims-to-warrant times saw a sharper decline to 35.9 weeks, underscoring the focus on expedited outcomes for affected households.

Landlord Possession Statistics

Landlord possession activities also showed an overall increase.

  • Claims 24,922 to 25,418 (2% increase)
  • Orders 17,987 to 19,254 (7% increase)
  • Warrants 10,044 to 11,763 (17% increase)
  • Repossessions 6,167 to 6,942 (13% increase)

The landlord possession spectrum remains dominated by private landlords, who saw a 5% increase in claims, while social landlords observed a smaller 3% rise.

Landlord Possession Timeliness

Unlike mortgages, timeliness for landlord repossessions has deteriorated slightly. Median claim-to-repossession time increased to 24.5 weeks from 23.0 weeks in Q3 2023.

The increase in timeline reflects regional disparities and a growing strain on specific courts, particularly in areas with high volumes of private landlord claims.

Regional Trends in Mortgage and Landlord Possessions

Regional data underscores London’s dominance in possession claims. The capital accounted for 35% of landlord claims and orders, with private landlord claims rising significantly. In contrast, regions like Wales and the North West experienced declines in claims, reflecting varied economic pressures across the UK.

Mortgage claims surged across all regions, emphasising universal recovery from pandemic-era judicial suspensions.

Rates of Possession Claims Across Tenure Types

Private landlord possession rates were notably high in Newham, Barking and Dagenham, and Redbridge, with Newham recording 991 claims per 100,000 households. Social landlord claims peaked in Barnet, while mortgage-related claims were highest in the Isles of Scilly.

These figures highlight the concentration of housing distress in densely populated urban areas.
